If You Decide To Not Work With An Agent, Are You Really Saving Money?

 

We all like the idea of doing it on our own. We are accustomed to this because we seem to always think we can save money. But are we really? Let me show you how working with an agent in Canada will help save you money.

1. The vendor has already signed an agreement with the broker for a predetermined fee. This fee is paid by the vendor not the buyer (you).
2. If you do not have an agent working with you, the listing agent is paid the full commission by the vendor, instead of it being split with your (the buyer) agent.
3. The listing agents priority is the vendor.

If you are visiting homes without an agent, and want to write a promise to purchase, the listing agent will have do it. You now have automatically become a client of the listing agent. Which may be a conflict of interest since your negotiator will also be representing the vendors!

Caution: Once you have called the listing agent and visited the house on your own, you cannot then bring in another agent.

Having an agent help you buy a home will:
